Built Around The Water
Beach Haven West is a lagoon community. The whole neighborhood is laid out around a network of man made waterways off Manahawkin Bay, which is why so many lots here are narrow at the street, long toward the water, and finished with a bulkhead at the back.
That geometry decides how a demolition runs. Access is usually from one side only, there is rarely room to stage equipment anywhere but the driveway, and the back of the property is a structure that has to survive the job. Bulkheads, docks, and boat lifts get identified before anything starts, because a bulkhead is expensive to damage and slow to replace.
Groundwater is the other factor. Water sits closer to the surface here than it does a mile inland, and that shows up at the end of the job when the slab and footings come out. It is workable and routine, but it belongs in the plan rather than in the surprises.
