Many Neighborhoods, One Township
Long Beach Township covers more of the island than any other municipality, in stretches running from the north end down to Holgate. Loveladies, North Beach, Brant Beach, Spray Beach, Beach Haven Terrace, and Holgate are all township, and they do not look much alike.
The north end runs to larger oceanfront and bayfront properties on generous lots. The stretches south of the boroughs are denser and closer to the original island housing stock. A teardown in Loveladies and a teardown in Holgate are different jobs, and the quote should reflect that rather than treating the township as one market.
One Quote Does Not Fit The Township
Because the township runs the length of the island in separate stretches, two jobs with the same address format can be completely different operations. Loveladies lots tend to be generous with room to stage. Holgate and the Beach Haven Terrace stretch are denser and closer to the original island housing.
So the walkthrough matters more here than almost anywhere else we work. Lot size, access, and what sits next door drive the number, and none of those are knowable from the municipality alone.
