A Tight Grid, Older Stock
Surf City is one of the island's older boroughs and it is laid out accordingly: a compact grid, narrow lots, and a lot of original cottages sitting between newer elevated construction on the same block.
That mix is the defining feature. On many streets a teardown means working between a raised modern house on one side and an original single story cottage on the other, with a few feet of clearance to each. The structure comes down top down and material gets pulled inward so nothing travels toward a property line.
